Harpers So Solid Crew If you google earth the area there appear to be two separate golf courses, one listed as Bearwood Golf Club and another around upper lake, off Bearwood Rd itself.


The golf course being sold is Bearwood Golf Club. Bearwood Lakes golf club is not part of the deal and that land is owned and leased to them by Bearwood College. Also the football pitchs to the west of Bearwood golf club do not form part of the deal as again they are owned by the college. HTH

Reading Football Club is inviting our supporters and local residents to attend a Public Exhibition to view the emerging proposals for a proposed new training and academy facility at Bearwood Park, Wokingham.

The exhibition takes place from 10am to 4pm this Saturday 7th December in the Mosaic Room at Bearwood College, Mole Road, Sindlesham, RG41 5BG.

To be pedantic, how many times have we seen plans for the stadium expansion? Until they've not only broken ground but actually started to transform the site it's still worth caution.

Personally I don't see any problems with it as with or without TSI there should be some money around the club for long-term projects like this.

That's for land we already own though. In this case, contracts are exchanged, if we get planning permissions we've bought the land. It's as simple as that. Unless they purposefully botch the planning application... that's the new conspiracy theory if it isn't granted.

Is the land the primary cost in this case though? Genuine question as I have no idea.

If the land is say £2m and the development itself £8m it doesn't tell us a lot about the depth of our finances long-term, if it's the other way round then yeah it's an awesome sign.

If we buy the land and don't build on it would just sit as a wasted asset on our books.

But no it's not the primary cost, there is work to be done on the land as well.

I'm not sure we'd spend £2m on the land not to then not develop it just to shut up a couple of mentally deranged spazzers on twitter tbh, but Nigel Howe is a strange old cookie so you never know...

If rumours are to be believed it all fell to pieces before the contracts were exchanged so pointless to plough on ahead when we had the option to still pull out of buying the land.

If it's £2m then yeah, my point was more the fact that I don't want to 100% believe we'll get the shiny mega complex until building work actually starts.

Mainly playing devil's advocate tbh but there are still plenty of hurdles to jump before we can pat them all on the back, that being said it's all positive so far

Drove past Bearwood Golf Course this morning and it looks to have closed. Padlocked gates and security barricades on the entrance.

It closed at the end of March leaving rather a lot of ex-members very disappointed and angry at both Bearwood Estates and RFC. Rather sad really that a local sports club - a community - had to be sacrificed.

I wonder how long we'll hold onto that land without a new owner, before selling it. You wont see a new training ground built without new ownership who are prepared to fund it. Hammond also said recently that the Cat 1 academy was dependant on the new training ground, and at £2.5m a year, it may not be long before that goes as well.

I suspect the market for selling the land may be very limited. IIRC the land can't be used for housing or industrial development, it's pretty restricted to 'leisure' use and I don't think there were any other serious bidders.

Presumably the site has not yet been purchased. As far as I can see from the WBC website, no planning permission has been granted and, as at the end of January, an Environmental Impact Assessment has been requested.

Whilst I agree with that, we were operating with a big black holes every summer pre take-over, and once we get the wages down and recover from AZ's mistakes, we will again have that black hole.. but this time it'll be the black hole and £2.5m more to keep the Cat 1 going. Try building a successful team when you have to sell at least £5m of quality every summer!
