Linden Jones' Tash There's also the AWE enlarged Detailed emergency planning zone thingie (DEPZ) which supposedly puts a kibosh on significant developments...

"The revised Local Plan should not allocate land (nor carry over existing allocations) for housing or other uses which increases the population within the DEPZ (including significant employment development or the enlargement of the Madejski Stadium for example).”


This entire thing needs its own thread on AE!

MoD has basically vetoed any additional development in a massive swathe of the reading Wokingham Early Area. No wonder this country can't build anything.

Bored, I asked Chat GPT what the likely path of the next decade is for RFC following the takeover:

In short, promotion from League 1 in the 2027/28 season after a near miss in 2026/27,

We make the Champ play-offs by 2030/31, before actually winning promotion via them in 2031/32.

We survive in the PL and by 2034/35 we are a mid-table PL side.

So there you go, no need to watch now.

Interesting to see how this is structured, will it be an investment in shares in Red/Dogwood or debt funding into the club. Obviously the former is better for the long term health of the club but means the sale revenue when Redwood sell up will be split with Aliya, so worse for Couhig.

Lots of communication and interaction which is good, but I feel like it's time we had some excitement on the playing side to back it up. Give us some good contract news and watch the anticipation for next season ratchet up.

Thought Couhig comes over very well on the interview

Get the impatience to have the squad in place and obviously with so few under contract we do need to work quickly there, but fully agree getting the infrastructure and foundations right for the future is massively important and like the things he is talking about

He seems to have a really good vision for how a football club should be run
