If and when Reading return to the Championship and Couhig decides to sell, how much do you think we will be worth?

Will the majority of this price be from the stadium and Bearwood or the staff/players?

If he's putting in c. £1m a month, has he already reached the point where the only route to making a profit is promotion? A few improvements here and there won't make much difference if he's still only selling a L1 club at the end of his tenure.

I guess he gives it until the end of this season and either we've been promoted so he can sell on for profit or we're still in L1 so he sells to prevent himself making bigger losses.

You'd think he'd want to give himself the best change of promotion so getting the best manager and players available (within his budget) as early as possible would be key.

If the stadium improvements won't make much difference why take out a £5m loan to improve the pitch, why not take out that loan and spend your way to L1 victory!

Hull sold for 30 mill in 2022
Birmingham for 40 million in 2023
west brom 30 million in 2024
Derby for 20 mill in 2022

All of the above would have had mitigating circumstances like huge debt in west brom, derby were bought whilst in administration.

But the above gives a kinda ball park figure on what to expect on recent sales of champ clubs. Rob and Todd paid 25m for us. So i really cant see much profit in it for them. Judging on the above i'd probably say a break even figure of 25 mill again tbh.

But who knows, AI reckons this "If Reading FC secures promotion back to the Championship, the club’s baseline valuation would immediately jump to an estimated £50 million to £70 million" but i find that very hard to believe

Mourinho or a similar name (I can't remember the exact spelling) once said she was female, which surprised a few on here, but I haven't seen a post from her in a long time.

yeah, you noticed that pattern as well.
The people who moaned that Southgate was holding England back weren’t alive before Southgate took over. Or, were alive but their mum drank while pregnant.

Assuming Couhig acquired the club at a distressed valuation of approximately £25 million, and taking into account a conservative long-term inflation rate of 3% per annum, together with the expected timescales for promotion under the current management structure and ownership model, I would estimate the club's value at around £85 million.

The book value of the club is mainly in the value of the tangible assets. I estimated that Couhig purchased around £50M of tangible assets for £25M. £50M may seem high, but it is quite a conservative estimate based on the cost any prospective owner would face if purchasing another club and then investing in infrastructure to the same levels as Reading.
Using Wycombe as an example, the cost of a 25000 all seater and state of the art training facilities with an Academy would probably not leave much change out of £150M.

As I have said in the past. The idea that Couhig stepped in to save the club from extinction was ludicrous in the circumstances. Even if it had gone to the point of being in the hands of a receiver, someone would have had a real bargain on their hands when it comes to prospective owners. As far as ‘Turn key” options for any owners wanting to make a profit, or just enjoy the ride, Reading fc is still up there.

I think Rob will be gone soon. He’s doing up his home (football stadium) ready to sell. Pretty sure the club is worth more now than he paid for it and we don’t know the terms of his payment structure with Dai. It might include another £5m upon promotion to the Championship.

Rob’s not stupid and knows that you’re not getting out of L1 on a shoestring budget, unless you’re very lucky. To be honest, if he sells us for a profit and we’re in a much better position financially it’ll be job done.
